Luxury Plan with Smaller Footprint

Brad Donohoe isn’t afraid to try something new.
His unique approach is evidenced in one of the latest offerings by Donohoe Custom Homes, at 1311 Settlers Drive in Marion. The house in the Bridge Creek Development was created to be more compact, yet contains all of the cutting-edge features of homes with more square footage.
“It’s a luxury plan within a smaller footprint,” Donohoe said of the home, which features 1,602-square-feet on its main floor.
The result is an inviting, cozy house with less upkeep and higher efficiency. Part of that warmth is experienced in stepping through the front door.
Four-inch maple floors in a custom color that showcases various hues of the hardwood provide a stunning contrast to the soft gray walls and crisp, lighter-toned baseboards and trimwork. The room’s focal point, an equally stunning Superior fireplace, carries over the chisel gray stone from the home’s exterior, enhanced by a maple mantel in a dark custom stain.
Colors from the flooring tie in with other colors in the great room, while wooden beams add an architectural element for the 11-foot-high, two-tiered coffered ceiling. The fireplace is flanked on both sides by three-tiered windows that allow light to flow into the room, another of Donohoe’s hallmarks in building.
“I have a penchant for natural light,” he noted.
That holds true in the well-lit kitchen, featuring custom cabinetry in bright white and smoky gray granite counter tops. The kitchen combines a number of high-end amenities in its space. Stainless steel appliances, an amply-sized kitchen island and modern LED pendant lighting create an uplifting, warm ambiance. Donohoe creatively uses the room’s space with a hidden pantry that lights upon entry with motion-sensored lighting, perfect for when a homeowner’s hands are full of groceries.
Transom windows throughout the home continue the theme of openness and light, including the space from the kitchen to the laundry room. Donohoe created a transitional feel leading to the master bathroom from the laundry, with doors that can be locked for privacy. Handsome, custom-built lockers provide convenience nearby in the drop zone.
The master bath includes a custom shower with floor-to-ceiling tile and a unique, pebble-like base that adds texture to the space, while the Kohler jacuzzi tub offers a luxurious and soothing way to relax.
One of the two closets for the master bedroom is located in the master bath, with plenty of space for clothes and accessories, while the other is in the bedroom itself. The master bedroom also features a tray ceiling and transom window for even more natural light, as well as luxury Cosmopolitan ash carpet in a hue that complements the tones of the walls and reiterates Donohoe’s discerning eye for color.
Two other bedrooms and a bath on the main level offer similar stately features.
An oversized sliding glass door leads to a Trex composite deck that oversees the natural wooded area behind the line of homes. The neighborhood is tucked next to the Hunters Ridge Golf Course, not far from Linn-Mar High School.
“It’s a really desirable area,” said Donohoe, who also built another home nearby at 1458 Bridge Creek Court, with a similar open floor plan.
The three-bedroom, two-bath home on Settlers Drive will easily convert into a five-bedroom, three-bath home when the lower level is finished. Space also is available downstairs for a rec room and wet bar.
The home includes Hunter ceiling fans, a 96 percent-efficient furnace and other efficiency features, as well as three central vac locations and a Liftmaster garage door opener that can be operated with a smart phone. A wired security system, wiring for Sonos on the main floor and future wiring for a second security control panel in the master bedroom are among the other high-tech features, while an oversized, three-stall garage provides ample space for cars, storage and more.
